950 Lombard Street, A $45M Masterpiece on Russian Hill

The most extraordinary (and currently, also the most expensive) property in San Francisco, 950 Lombard Street was created over the past five years by the design/build firm Troon Pacific– a project combining sophisticated engineering and construction with the most aspirational amenities– in an incomparable setting.
With an asking price of $45,000,000, this project stands out, even in the rarefied world of San Francisco’s most expensive speculative projects. Starting just beyond the gates, one drives into a Masters of The Universe underground garage, which in turn leads to a series of entertaining spaces. There’s also a pedestrian entrance which leads up some stairs and into the garden above the garage.
At garage level, one enters along a temperature-controlled wine wall overlooking a double-height art gallery (or sports court) and, passing a pair of guest suites, to a further entertaining area/family room open to the view. All this has been carved out of the hillside beneath the original (and now entirely rebuilt) c.1907 shingled Willis Polk house.

What We Love: The living and dining rooms are fairly standard, albeit handsome, but the oversized view kitchen is flanked by a dining area and sitting room, and both open to the garden– a space which extends to the front of the property and is actually laid out above the subterranean gallery and garage.
Above, (to the right) is the cottage, with two functions. For entertaining, there’s an outdoor dining pergola plus a fully-equipped outdoor kitchen and pizza oven. The balance of the cottage is devoted to wellness, with a spa and gym.
For Troon Pacific, this project is not just another pretty face, and that’s where the holistic nature of the design and construction comes into play.
